Services and Solutions

Designing, building and operating a high performance, smart building is a process as well as product. Our services are dictated by the needs of the client. We offer a variety of services to building owners, architects, facility managers, and design and building contractors for new and existing buildings. Our offerings include:

Integrated Building Management System Design (IBMS) - Smart Buildings designs an IBMS that allows owners to manage and operate sustainable and operationally efficient buildings.  We assess the building systems, determine the integration needs, design the platform for interfaces into mechanical, electrical, communications and business systems.  We then determine the operational modules for alerts, alarms, ongoing commissioning, and energy.

Construction Documents – Smart Buildings will prepare or review already established construction plans for new and retrofit buildings for adherence to integration and/or Division 17000 and 25000 specifications.

System Assessments – Smart Buildings will conduct site and system assessments including inspections and observations of current systems and facilities to determine and develop integration and/or energy initiatives.

Concept Development and Technology Strategy – Smart Buildings works with clients to establish objectives, strategies and programming priorities for sustainable building and operations.

Operational Planning, Commissioning, and Maintenance - Smart Buildings will work with the owner to establish ongoing processes and resources including organize management and staffing needs and prepare IBMS Operation and Procedures Manual.

Pilot Project Development - We work with building owners to develop pilots for integrated building systems and energy management systems.

Strategic Consulting - Smart Buildings provides strategic consulting to manufacturers, integrators and other companies entering the IBMS and Energy markets. We aid these companies in understanding the market place, align their products and services to meet customers needs, develop partnerships, and create an overall business strategy.

Project Management - Smart Buildings can provide technical project management of design, construction, and implementation projects.

Implementation Services - During the implementation phase, Smart Buildings represents the owner and advises on options and best approach to ensure the success of the project.  Services during this phase may include: Assure conformity with project specifications and requirements, testing and acceptance, SOO validation, equipment replacement/upgrade recommendation, develop naming conventions, standards, and best practices, work with owner and contractor in the development of customized energy and operation modules and dashboards, and performance verification.

Smart Buildings does not receive compensation from, does not have a financial interest in, nor has any other type of existing or future contractual involvement with any supplier of hardware or software products or services whose products or services may be reviewed within the scope of services. Smart Buildings will have no “teaming,” “partnering,” or affiliate relationship with any such equipment, software or service providers that could be viewed as giving the appearance of impropriety and/or the fact or the appearance of a conflict-of-interest.

871 202 Energy Management Planning and Strategies
Develop specifications and design for energy efficiency technology and solutions including technological advancements in building systems, reduction of capital cost for the systems, improvements on the operational efficiencies, improvements regarding energy efficiency, and attractiveness to the tenants and visitors. Develop Request for Proposal and bid documents.

Provide training on integrated building, IT, and Energy management systems including; Infrastructure, Communication Protocols, Data Networks, Access Control, HVAC, Lighting Controls, Fire/Safety, Power Management, Video Surveillance, Video distribution, Telephony, Commissioning, Facility Management Systems, Design and Construction, Information Management.

871 205 Energy Program Support Services
Energy analysis including bill review, building automation and control system analysis, system surveys; support with local, state, and federal government and utility energy program qualification; support for LEED certifications as it relates to building control and automation systems or other innovative technology and systems.

871 208 Resource Efficiency Management (REM)
Develop specifics and design for energy efficiency technology and solutions; develop dashboard and other metrics. Develop Request for Proposal and bid documents; educate owners and other stakeholders on technology and impact on initiates and design; work with local and national organization to determine guidelines and resources

Design and development of integrated enterprise building automation and control systems; utilization of new technology including IP and open protocol products.
